Turkish Rental Tax
There have been a number of Turkish newspaper articles stating that property owners that rent out their properties are "clandestine hotels" and losing the Turkish economy income.
In early 2009 tax officials visited tourist areas and made personal visits to properties and a survey took place at Dalaman airport asking tourists where they were staying. In 2010 Tax officials visited complexes in the Mugla area and completed detailed forms after interviewing rental guests. Many rental, management and complex maintenance companies were served forms. Holiday website rental sites are being monitored in the Mugla tax office. Official tax forms were delivered to complexes (see attached). Turkish authorities are becoming increasingly more inventive in tracing tax dodgers and are increasing staff.
Remember we are guests in Turkey and if you make money you should at least support the country by paying your dues and helping Turkey to improve its infrastructure and facilities, rental tax is not excessive. It is certainly not worth the risk of heavy fines or even prison.

We will, after you provide us with the necessary information…
- Calculate your tax obligation and inform you. Nothing will be submitted until you have given us written permission
- When you have agreed that this is what is owed we will fill in the relevant official tax forms and submit them claiming all tax allowances.
- When the tax authorities have calculated your tax and returned the forms to us we will inform you. You may then either pay the tax yourself when you come to Turkey or we will pay it for you once you have deposited the correct amount with us, there is no extra charge for this.
- We will provide you with all receipts and paperwork
- We will provide a laminated “plaque” using an official tax receipt that you can affix to your property informing any tax investigators that you are registered for tax and that if there are any problems to contact Oakwood and we will resolve them for you as best we can, there will be no extra charge for this.
We are presently in talks with the tax authorities so that once registered hopefully there will no need for visits to your property(s) by tax officials
Simply provide us with the amount of rental income you have made, the documentation required and we will provide you with the tax figure you have to pay after your allowances. If this is agreeable we will submit the tax forms and the relevant monies and of course provide all documentation to you.
The Cost
The annual cost for the above will be 230TL + 18% kdv. A one off registration fee of 50TL inc. kdv will be required to place you on our data base and provide a “plaque”
